Key Points

  •  Riot Platforms shares climbed more than 13% after the company announced a 15-year, 910-megawatt data center lease valued at approximately $28 billion, bringing its total contracted future data center revenue to around $38 billion.
  • Riot sold 10,599 BTC during the third quarter to help finance its expansion and expects its Corsicana mining operations to begin winding down in summer 2027.
  • Hut 8 shares fell more than 22% at one point after quarterly revenue declined 15% to $71.1 million, missing analyst expectations as its planned AI infrastructure projects remain pre-revenue.

The shift from Bitcoin mining toward artificial intelligence infrastructure is creating increasingly divergent outcomes among publicly traded digital asset miners. Riot Platforms received a strong market response after securing a multibillion-dollar AI data center agreement, while Hut 8 came under pressure as declining mining revenue and higher expenses weighed on its quarterly performance.

The contrasting share-price reactions highlight a central challenge for the sector: converting energy assets and mining facilities into long-term infrastructure businesses requires substantial capital, reliable financing, and the ability to deliver projects on schedule.

Riot’s $28 Billion AI Agreement Reshapes Its Revenue Outlook

Riot Platforms shares advanced more than 13% on Wednesday after announcing a 15-year agreement covering 910 megawatts of capacity at its Corsicana facility in Texas. Valued at approximately $28 billion, the contract represents the company’s largest AI infrastructure agreement to date.

The latest deal brings Riot’s expected future contracted data center revenue to approximately $38 billion across three agreements signed this year. The development marks a significant change in the company’s business model, reducing its anticipated dependence on Bitcoin mining as its AI infrastructure portfolio expands.

Chief Executive Jason Les said the company’s expected cash flow profile has changed substantially. Once primarily dependent on Bitcoin prices and mining economics, Riot expects nearly all of its projected cash flow to come from long-term leases with major participants in the AI ecosystem once its currently executed agreements reach full deployment.

Under the Corsicana arrangement, Riot will provide the land and power infrastructure originally developed for Bitcoin mining. Anthropic, identified as the AI tenant in Riot’s quarterly filing, will own and operate the computing equipment and assume responsibility for operating expenses.

This structure allows Riot to monetize existing energy and site infrastructure without directly operating the computing hardware. It also places greater emphasis on infrastructure delivery, contractual execution, and the financial strength of the lease arrangement.

Financing and Delivery Remain Key Execution Risks

Despite the scale of the agreement, Riot’s expansion will require substantial investment. The company estimates total project capital costs at approximately $5.5 billion, with financing expected to come primarily from debt supported by future lease payments.

However, the financing has not yet been secured, leaving an important execution milestone outstanding.

The first phase of the project is expected to be delivered in September 2027, with rental payments scheduled to begin within 60 days of delivery. Until then, Riot must manage construction, financing, and the transition of its existing operations while preparing the facility for its new use.

Riot’s third-quarter financial results illustrate the scale of that transition. Revenue reached $181.4 million, representing a 1% increase from the previous year. The company also sold 10,599 BTC during the quarter to help fund its data center expansion.

Les indicated that Bitcoin mining operations at Corsicana could begin winding down in summer 2027. This would represent a further step toward repositioning the facility as an AI-focused infrastructure asset.

Hut 8 Shares Decline as Revenue and Costs Pressure Results

Hut 8 experienced a sharply different market reaction. Its shares fell more than 22% at one point on Wednesday after the company reported third-quarter revenue of $71.1 million, down 15% year over year and below analyst expectations of $75.8 million.

Chief Financial Officer Sean Glennan attributed the revenue decline partly to asset sales and lower revenue per Bitcoin mined. Cash administrative expenses also increased compared with the previous year, adding pressure to the company’s operating performance.

The results underscore the financial challenge facing miners that are transitioning toward AI infrastructure. Existing mining operations may generate less revenue as assets are sold, repurposed, or become less central to the business, while replacement infrastructure projects may take considerable time to produce recurring income.

Chief Executive Asher Genoot highlighted the complexity and expense of traditional AI data center construction. He compared many current developments to highly sophisticated aerospace programs, emphasizing the engineering requirements, cost pressures, and lengthy delivery timelines involved in building large-scale facilities.

Hut 8 Secures Financing but Has Yet to Generate Lease Revenue

Hut 8’s infrastructure strategy includes two major AI data center developments supported by $7.5 billion in project bonds, according to its third-quarter earnings presentation. The company stated that the financing fully covers the two projects.

However, neither development has begun generating lease revenue. This distinction is important for investors assessing the company’s financial transition: securing project financing reduces funding uncertainty, but it does not immediately translate into operating income or stronger quarterly results.

The timing of construction, completion, and tenant-related milestones will therefore remain central to Hut 8’s ability to convert its infrastructure investments into recurring revenue.

Riot and Hut 8 illustrate two different stages of the same industry transformation. Riot has secured a substantial long-term lease but still faces financing and delivery requirements. Hut 8 has arranged significant project financing, yet its infrastructure investments have not begun contributing lease income.

Outlook

The movement from Bitcoin mining toward AI data center infrastructure is becoming a defining strategic shift for the sector. Long-term leases offer miners the potential for more predictable revenue streams and reduced exposure to cryptocurrency price fluctuations, but the transition introduces new risks related to capital requirements, construction schedules, financing structures, and tenant commitments.

For Riot, the market’s positive response reflects the scale of its contracted revenue opportunity, although the $5.5 billion financing requirement and 2027 delivery schedule remain important milestones. For Hut 8, the immediate challenge is managing its legacy business while advancing projects that have yet to generate recurring income.

Investors are likely to focus increasingly on executed lease agreements, secured financing, construction progress, and the timing of revenue recognition. The ability to convert mining infrastructure into operational AI facilities, rather than simply announce large development plans, may become a more important measure of competitive strength across the sector.
